MahaRERA Streamlines Homebuyer Complaints with Priority System

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced a new directive to address homebuyer complaints in the order of their filing date, prioritizing cases based on seniority. However, the authority will make exceptions for complainants facing life-threatening illnesses, who will be given priority upon presenting a valid doctor’s certificate.
An internal circular issued on April 8 outlines this revised procedure. In addition to medical cases, complaints related to the review or rectification of MahaRERA orders, non-compliance with previous directives, and issues resolved through developer-homebuyer conciliation will also receive expedited attention, regardless of their filing date.
Officials have stated that this new framework aims to enhance transparency and fairness, ensuring that applicants cannot seek special consideration unless they meet specific criteria. The changes are expected to fast-track hearings and minimize delays. Since its establishment in May 2017, MahaRERA has received over 28,000 complaints, with 21,000 cases already resolved, leaving approximately 8,000 cases pending. The authority has also facilitated more than 1,200 conciliations between developers and homebuyers, resulting in over 1,100 settled cases, with around 100 still in the conciliation process.
In terms of project oversight, MahaRERA has registered over 49,000 real estate projects and more than 50,000 real estate agents in Maharashtra over the past eight years. Of these, more than 15,000 projects have been marked as completed, following declarations from developers and subsequent verification by MahaRERA.
