TCS Signs ₹4.3 Crore Monthly Lease for 10 Lakh Sq Ft Office in Hyderabad’s Financial District

Tata Consultancy Services (TCS) has secured a major commercial lease deal, taking up 10.18 lakh square feet of office space in Paradigm Rajapushpa, located in Hyderabad’s Financial District, a prominent IT hub in Serilingampally Mandal. According to documents reviewed by real estate analytics firm Propstack, the monthly rent for the space is ₹4.3 crore.

The lease agreement, registered in April 2025, commenced on October 1, 2024, and spans 15 years. The lease includes a five-year lock-in period, with rent scheduled to increase 12% annually. TCS paid a security deposit of ₹26.22 crore, and the space is being leased at ₹43 per square foot per month.

The leased office comprises 18 floors, with the building structure including five basements, a ground floor, and 18 office levels. Notably, the agreement includes a rent-free period of 11 months from the Lease Commencement Date, allowing TCS to occupy the space without rental payments during that time.

TCS will have access to 1,018 car parking slots—including 806 conventional and 212 mechanised stack parking spaces—in addition to 452 two-wheeler parking spots. The landlords for the property are Rajapushpa Asset Management LLP and Paradigm Corporation Private Limited.

This move by TCS is part of a broader trend, as Hyderabad continues to attract major technology companies and Global Capability Centres (GCCs). For instance:

  • McDonald’s Capability Center India leased 1.56 lakh sq ft in RMZ Nexity, Hitec City, for ₹1.43 crore/month in February 2025.
  • Microsoft acquired 25 acres in Mekaguda last year for ₹181.25 crore.
  • Facebook renewed its lease for 3.7 lakh sq ft in The Skyview, Hitec City, for ₹2.8 crore/month.

Hyderabad currently commands 15% of India’s total office space, with over 18% green-certified, emphasizing sustainability. Driven by strong corporate demand, the city’s commercial office stock is expected to exceed 200 million sq ft by 2030. In 2024 alone, office space absorption hit 12.3 million sq ft, reinforcing Hyderabad’s status as a commercial real estate hotspot.
