MHADA Lottery 2025: 5,000 Affordable Homes to Be Offered in Mumbai Around Diwali

The Maharashtra Housing and Area Development Authority (MHADA) is preparing to launch its 2025 lottery scheme for approximately 5,000 affordable homes in Mumbai, with the draw expected to be announced around Diwali (September–October 2025).
“We are planning to release a lottery draw for about 5,000 homes this September–October,” said Sanjeev Jaiswal, MHADA’s Vice President and Chief Executive Officer. The exact number of units, locations, and pricing details are currently being finalized and will be revealed in the coming months. Sources suggest the total number of homes may go up to 5,200.
The homes will be spread across various key localities in Mumbai, and will cater to different income groups, including the Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG). As per the existing eligibility criteria:
- EWS: Annual income up to ₹6 lakh
- LIG: ₹6–9 lakh
- MIG: ₹9–12 lakh
- HIG: Above ₹12 lakh
MHADA’s 2025 lottery will follow a completely online application process, with updates and application details accessible via the official portal: https://housing.mhada.gov.in.
In 2024, MHADA offered over 2,000 homes priced between ₹29 lakh and ₹6.82 crore. High-end units were located in sought-after areas such as Tardeo, Andheri, Juhu, Powai, Goregaon, Vikhroli, and Antop Hill. The most expensive unit—a ₹6.82 crore sea-facing apartment in Tardeo measuring over 1,500 sq ft—featured views of the Mahalaxmi Racecourse and was ready to move in.
According to MHADA’s 2024–25 budget, ₹9,202 crore was allocated to construct 19,497 affordable homes across Maharashtra. Of these, 9,902 units are to be developed under the Konkan Board, which includes the Mumbai Metropolitan Region.
The MHADA lottery remains a key mechanism for making affordable housing accessible to Mumbai’s urban population, especially as demand continues to surge across income brackets.
