Eternal Ltd, formerly known as Zomato, has signed a lease for 84,157 sq ft of premium commercial office space in Andheri, Mumbai. The deal, valued at ₹85 crore over five years, was registered on May 9, 2025, and reflects the company’s growing presence in one of Mumbai’s most dynamic business hubs.

According to property documents obtained by CRE Matrix, the leased space comprises six units on the 7th floor of the R Square building, developed by Histyle Retail Pvt Ltd, a subsidiary of Runwal Realty. The agreement includes a five-year lease term with a three-year lock-in period. The lease officially begins on May 1, 2025.

For the first three years, Eternal will pay a fixed monthly rent of ₹1.34 crore, which will increase to ₹1.54 crore for the remaining two years. The lease also includes a security deposit of ₹8.07 crore. Additionally, the company will have access to 57 dedicated car parking spaces.

Abhishek Kiran Gupta, CEO and co-founder of CRE Matrix and IndexTap.com, highlighted Andheri’s growing appeal, citing robust leasing activity, metro and highway connectivity, and the area’s thriving residential and hospitality infrastructure as key reasons for the shift of major companies to the locality.

This move comes just months after Zomato’s official rebranding to Eternal in February 2025. The company introduced a new logo and announced the name change after using it internally for over two years. CEO Deepinder Goyal had stated that the renaming marked a strategic milestone, especially with the growth of Blinkit, their quick commerce platform.

Meanwhile, Andheri continues to attract major corporate interest. Earlier in January 2025, HDFC Bank leased 2.72 lakh sq ft of commercial space in the same R Square building. The 10-year lease, spread across multiple floors from ground to sixth, was signed for an annual rent exceeding ₹77 crore.

Both deals signal a strong vote of confidence in Andheri’s evolving role as a major business district in Mumbai.
