Google Expands Bengaluru Presence with ₹90 Cr Office Lease Renewal

Google IT Services India has renewed a major office lease in East Bengaluru’s Doddanekkundi, committing to 8.7 lakh sq ft of space with an annual rent of ₹90 crore. The five-year lease agreements were officially registered in April and pertain to two office towers—Kyoto West and East—located in the Bagmane Capital Business Park, as per data from Propstack.
The renewal was executed through Google IT Services India, an affiliate of the tech giant. Previously, the same space was leased under Google Connect Services India Pvt Ltd from February 2020 until November 2024.
The new lease commenced on November 25, 2024. The first agreement covers 4.5 lakh sq ft at ₹86.2 per sq ft per month, equating to a monthly rental of ₹3.9 crore. Google also submitted a security deposit of ₹20.3 crore for this space, which includes 537 car parking slots. The deal includes a 15% rent hike after the first year and another 15% increase after three years.
The second agreement, also effective from November 25, spans 4.2 lakh sq ft with the same rental rate. This amounts to a monthly rent of ₹3.6 crore and a security deposit of ₹18.1 crore, along with 602 parking slots. Identical rent escalation terms apply to this lease as well.
Both properties are owned by Bagmane Constructions Pvt Ltd. Google has yet to respond to email queries regarding the deal.
This lease renewal follows the recent inauguration of Google’s Ananta campus in Mahadevapura, Bengaluru—its largest office in India, spanning 1.6 million sq ft.
Earlier this year, Google also renewed office leases in Mumbai’s Bandra-Kurla Complex (BKC)—India’s priciest commercial hub—for ₹304 crore over five years. The BKC area is a key business zone that houses top firms like Apple, Netflix, Jio, Facebook, Amazon, and the National Stock Exchange.
In September last year, Google renewed a five-year lease for a 3.7 lakh sq ft office in Hyderabad’s Salarpuria Sattva Knowledge Capital. This space, previously leased under Google Connect Services India, was secured for ₹2 crore per month from landlord Megasoft Limited.
