Infosys BPM Limited, the business process management subsidiary of Infosys, has leased 1.3 lakh square feet of office space in Pune’s Embassy Tech Zone for a monthly rent of ₹70.4 lakh over a three-year period, according to registration documents accessed by Propstack. The office space, located in Hinjawadi, officially commenced its lease on June 4, 2024.

The lease agreement stipulates a rental rate of ₹55 per square foot per month, with the transaction registered on December 12, 2024. Infosys BPM also made a deposit of ₹6.3 crore for the property. The company has taken five floors across Wings A and B in the Tech Zone, with Embassy Pune Techzone Private Limited serving as the landlord.

In the context of Pune’s commercial real estate market, this deal is notable, although it follows one of the largest office space rental agreements in the area. CitiCorp Services India Pvt Ltd previously leased over 7.7 lakh square feet of office space from Panchshil Business Spaces Pvt Ltd for approximately 10 years, amounting to a total rent of around ₹1,096 crore. This commercial space is situated in the Panchshil Business Hub at Kharadi, spanning 10 floors between levels 7 and 16.

Additionally, co-working space provider Awfis has leased 2.7 lakh square feet of commercial space in Pune’s Kharadi area for five years at an annual rent of ₹15.77 crore. This space is located in a building named Nyati Enthral 2 and covers 17 levels. The lease for this property commenced on January 1, 2025, with the transaction registered on December 27, 2024.

In another significant development, US-based CA (India) Technologies Private Limited renewed its five-year lease for a 1.08 lakh square foot commercial space in Pune’s Kharadi area with a subsidiary of Panchshil Realty at an annual rent exceeding ₹12 crore, as per property registration documents from November 2024.
