Prime Residential Plots Available Near Noida International Airport

In response to the increasing demand for residential properties near the upcoming Noida International Airport, the Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new housing plot scheme. This initiative offers 276 residential plots, each measuring 200 square meters, located in Sector 18. The plots are priced at ₹35,000 per square meter and will be allocated through a lottery system.
The scheme opened on April 21 and will remain available until May 21, 2025, with the draw scheduled for July 11, 2025. Of the available plots, 214 fall under the general category. These 200-square-meter plots are situated in Pocket 9B of Sector 18, adjacent to the Yamuna Expressway.
The registration fee for applicants is ₹7 lakh, and the total premium, which includes a 10% registration fee, must be paid within 60 days of receiving the allotment letter. The application form can be obtained online for ₹600 through net banking on the official Yamuna Authority website. All payments must be made online, as no offline payments will be accepted.
Recently, YEIDA has increased land allotment rates across various categories, including corporate and housing spaces. The most significant hike was for corporate office spaces at 110%, followed by a 62% increase for group housing and a 35% rise for residential plots. The new rate for residential plots is ₹35,000 per square meter, up from ₹25,900 in the previous financial year.
Financing options are available through ICICI Bank and State Bank of India, subject to eligibility criteria. The allotment will be conducted through a manual draw, and successful applicants will receive their allotment letters by registered post within 30 days of the draw date. Possession of the allotted plots will be granted after the completion of development, which is expected to take approximately five years.
Eligibility to apply is limited to individuals who do not already own a residential plot or flat allotted by YEIDA. Applicants must be at least 18 years old and can only apply for one plot under this scheme. Joint applications are permitted only for immediate family members, and proof of relationship is required.
If an applicant or their family members are found to have obtained multiple plots, all applications will be canceled, and the deposit will be forfeited. Allottees must complete construction within three years of executing the lease deed and obtain an occupancy certificate from YEIDA. Extensions may be granted upon payment of additional charges if construction is not completed within the stipulated time.
