Pune Property Market Holds Steady in April 2025 Amid Shift to Affordable and Spacious Homes

Pune’s real estate market remained largely stable in April 2025, with only a marginal 1% year-on-year rise in property registrations—from 14,244 in April 2024 to 14,421 this year—according to data from the Maharashtra Inspector General of Registration (IGR).

However, stamp duty collections in the Pune district fell by 3% compared to the previous year, dropping to ₹547 crore in April 2025 from ₹566 crore in April 2024. Month-on-month, the slowdown was more pronounced. Property registrations declined sharply by 41% from 24,494 in March 2025, and stamp duty collections plunged from ₹960 crore to ₹547 crore.

Real estate consultancy Knight Frank India attributes this monthly dip to a seasonal pattern—March typically sees a spike in registrations due to year-end tax planning by homebuyers, followed by a relative slowdown in April.

Despite the monthly slump, year-to-date (YTD) data paints a brighter picture. The first four months of 2025 recorded the highest levels of property registrations and stamp duty collections in the past four years. Compared to the same period last year, registrations grew by 5%, while stamp duty revenues increased by 8%.

April 2025’s data also reflects broader market trends. Affordable housing continues to dominate, with 83% of registered properties priced under ₹1 crore. However, the share of premium homes—priced above ₹1 crore—rose from 14% in April 2024 to 16% this year, signaling growing interest in higher-end housing.

Knight Frank noted that the Pune market remains fundamentally strong and end-user driven, which supports long-term stability. “Despite minor fluctuations, steady year-on-year demand is a reliable indicator of economic resilience. We expect this momentum to continue,” said Shishir Baijal, Chairman and Managing Director of Knight Frank India.

Another key trend is the rising preference for spacious homes. Units over 800 sq ft accounted for 33% of April’s registrations, up from 31% in the same month last year—highlighting continued demand for larger living spaces in the post-pandemic landscape.

Geographically, Central Pune—which includes Haveli Taluka, Pune Municipal Corporation (PMC), and Pimpri Chinchwad Municipal Corporation (PCMC)—remained the dominant residential zone, contributing 75% of total transactions. However, this was a slight dip from last year as emerging areas gained traction. West Pune (Mawal, Mulshi, Velhe) captured 14% of the market, while the remaining 10% was spread across North, South, and East Pune.
