SGRE Fund, a Category II Alternative Investment Fund (AIF) promoted by Nirala World and Sea Fund, has invested ₹125 crore into two financially distressed housing projects in the Delhi-NCR region. This strategic move aims to revive stalled developments and support the struggling real estate sector.

The fund, registered with the Securities and Exchange Board of India (SEBI), is actively scouting additional opportunities to expand its investment portfolio in the region. According to lead promoter Suresh Garg, the capital has already been deployed and more investments are expected soon.

SGRE Fund is also preparing to launch a second investment scheme with a target corpus of up to ₹500 crore. This new fund will extend financial aid to more stressed real estate projects, enabling their timely completion and contributing to housing supply in a region that has seen delays due to liquidity constraints.

The fund focuses on both residential and commercial properties and employs a rigorous due diligence process. Legal and technical teams assess each project’s feasibility, including land title, economic viability, and legal standing, before submitting them to a standing committee for final approval.

SGRE Fund also aims to support real estate developers seeking to qualify for the government-backed Special Window for Affordable and Mid-Income Housing (SWAMIH) Fund, offering initial funding to bridge financing gaps. Garg emphasized that the fund’s mission is to be a genuine partner to developers by providing strategic capital that ensures project continuity and completion.

The SGRE Fund’s investment approach aligns with a broader trend: the rise of AIF investments in Indian real estate. According to property consultancy Anarock, AIFs have collectively invested nearly ₹74,000 crore into the sector as of December 2024. These funds attract capital from high-net-worth individuals, family offices, financial institutions, insurance firms, pension funds, sovereign funds, and multilateral agencies.

The fund’s promoters bring significant industry experience. Suresh Garg, Chairman and Managing Director of Nirala World, has overseen the delivery of over 10 million square feet of residential space and is preparing to launch two new commercial projects in Greater Noida West. Sanjay Gupta, Director at Sea Fund, adds further depth with his expertise in real estate finance.

By targeting stressed assets, SGRE Fund not only addresses the funding gap for delayed projects but also opens up structured investment opportunities for both institutional and individual investors. This dual focus positions the fund as a key player in the evolving landscape of real estate finance.
