The Karnataka government has greenlit a major infrastructure initiative set to boost employment and investment in Bengaluru. Tata Realty and Infrastructure Limited (TRIL) has received official approval to develop an expansive IT and IT-enabled Services (ITeS) business park, named Tata Intellion Park, in Whitefield, Bengaluru. The notification, issued on April 17, 2025, confirms the project will be built on a 25.5-acre site within the Doddanekundi Industrial Area.

Valued at INR 3,273 crore, the project is expected to create approximately 5,500 jobs. TRIL had acquired the land in August 2023 for INR 986 crore from Graphite India Ltd. The Karnataka Industrial Areas Development Board (KIADB) developed the site initially.

Several conditions accompany the state’s approval. TRIL must secure all necessary environmental clearances and is obligated to prioritize hiring and training local talent. The company must also support the development of local vendors and implement corporate social responsibility (CSR) programs focusing on social infrastructure improvements.

Sustainability measures are mandatory for the project, including rainwater harvesting, wastewater recycling, and zero-discharge systems. Additionally, all statutory clearances must be processed through the state’s e-Udyami platform, designed to streamline business approvals. Karnataka Udyog Mitra will assist TRIL throughout the implementation process. TRIL is also required to submit quarterly progress reports to ensure smooth monitoring and timely execution.

The land for Tata Intellion Park will be divided among TRIL’s subsidiaries: TRIL Bengaluru Real Estate Six Ltd will hold 21.3 acres, and TRIL Bengaluru Real Estate Five Ltd will control 4 acres. An additional 858 square metres, currently under KIADB’s ownership, will be formally transferred through an amended sale deed.

Within the same campus, Tata Consultancy Services (TCS), a Tata Group subsidiary, plans to build infrastructure capable of accommodating over 25,000 seats. This major expansion by TCS will further strengthen Whitefield’s reputation as a leading IT and ITeS destination.

TRIL’s commercial real estate portfolio already includes around 7.6 million square feet of operating business park space, 9.4 million square feet of completed projects, and 13 million square feet in various stages of planning and development. Notable existing assets include Intellion Square in Mumbai, Ramanujan Intellion Park in Chennai, and Intellion Park and Intellion Edge in Gurugram.

This new development not only expands Tata’s footprint in Karnataka but also signals growing confidence among investors in the state’s infrastructure and governance. Once completed, Tata Intellion Park is set to become a key pillar in Bengaluru’s rapidly growing IT ecosystem, attracting global technology companies and top talent.
